Spring slowdown for home sales continue in Metro Vancouver

Metro Vancouver home sales slowed in April 2025, with 2,163 sales, down 23.6% from April 2024 and 28.2% below the 10-year average. Listings rose to 16,207, a 29.7% increase year-over-year. Prices slightly declined: the composite benchmark is $1,184,500, detached homes at $2,021,800, apartments at $762,800, and townhomes also down. Fraser Valley saw a 29% sales drop with growing inventory but slight price changes.
